How is commercial cleaning priced in Australia?

By Progress Services Group · Last reviewed 30 October 2026

Short answer

Commercial cleaning is usually priced as a fixed monthly fee, a schedule of rates, or an hourly rate. The price depends on floor area, frequency, hours of work, the standard required and labour costs. A quote far below others can signal under-resourcing or underpayment.

Common pricing models

  • Fixed monthly or weekly fee: one price for a defined scope. Easy to budget, and the most common model for offices and retail.
  • Schedule of rates: a price for each task or area, used when the work varies, such as periodic cleans.
  • Hourly or cost-plus: you pay for hours worked plus a margin. Flexible, but harder to control.

What drives the price

  • Floor area, floor types and number of washrooms.
  • How often the site is cleaned, and whether it is done during trading hours or after hours.
  • The standard required and how it is inspected.
  • Consumables, equipment and supervision.
  • Access, security and travel to remote sites.
  • Labour costs. Wages and conditions for cleaners are set by the Cleaning Services Award, so there is a floor under what a lawful service can cost.

Why the cheapest quote can cost more

If a quote cannot cover award wages, supervision, insurance and equipment, something is being left out. Typical results are missed tasks, high staff turnover, and a contract that needs to be re-tendered. Ask each provider to show how their price is built and what supervision and inspection it includes.

How to compare quotes fairly

Give every provider the same written specification and the same site walk-through. Compare like for like, including consumables, supervision, reporting and any minimum contract term.

Frequently asked questions

Can I get a price without a site visit?

You can get a rough estimate from floor area and frequency, but a firm price needs a site walk-through. Fixtures, access and condition change the cost.

Should the contract include a minimum term?

Many do. Check the notice period, and make sure there is a clear way to exit if agreed standards are not met.
